Alberta tenants often wonder whether hiring a professional cleaner is legally required or just strongly recommended. The answer depends on your specific lease and the condition of the property when you moved in.

What Alberta Law Actually Says

The Alberta Residential Tenancies Act does not specifically require professional cleaning. What it does require is that the tenant return the property "in the same condition as at the commencement of the tenancy, except for reasonable wear and tear."

This means: - If the home was filthy when you moved in and your landlord had no professional clean done beforehand, you are not required to leave it in better condition than you received it - If the home was professionally cleaned to a high standard before you moved in, you are expected to return it to that standard - "Reasonable wear and tear" covers things like minor wall scuffs, carpet wear from walking, and small nail holes — but NOT accumulated grease, scale buildup, or dirt

The Move-In Inspection Report Is Key

Alberta landlords should provide a completed property inspection report at move-in. This document is your protection:

- It documents the condition of every area when you took possession - Your deposit deduction liability is limited to areas in worse condition than documented at move-in - If the move-in inspection shows the oven was already dirty, you cannot be charged for oven cleaning at move-out

**If you did not receive a move-in inspection report**: Document the condition yourself with timestamped photos on move-in day. Keep these photos.

When Professional Cleaning Is Effectively Required

Even without a legal mandate, professional move-out cleaning is effectively required in these situations:

**Your lease says so**: Many Calgary residential leases (particularly those from professional property management companies) explicitly state that a professional cleaning receipt must be provided at move-out. This is a contractual requirement, not just a legal one.

**The home was professionally cleaned at move-in**: The condition standard is "same as received." If you received a professionally cleaned home, you are expected to return it in that condition.

**You have pets**: Pet hair and dander embedded in carpets and upholstery is not considered "normal wear and tear." If you have had a pet in the property and it was not pre-approved, or if the condition is noticeably pet-affected, professional cleaning is likely required to return it to its original condition.

**The tenancy has been long**: A 3–5 year tenancy means years of buildup in ovens, bathrooms, and on surfaces. The longer the tenancy, the more likely that professional cleaning is needed to return to move-in condition.

The Financial Reality

The average damage deposit in Calgary for a 2-bedroom apartment is $1,500–$2,500. Professional move-out cleaning costs $199–$299 for the same property. If a landlord deducts even $400 for cleaning from your deposit, you have paid more than professional cleaning would have cost.

The math consistently favours professional cleaning. The question is not whether you can clean it yourself — it is whether your self-cleaning will meet the standard well enough to avoid any deduction.

What to Do if Your Landlord Deducts for Cleaning Despite Professional Service

If you hired a professional cleaner and your landlord still deducts cleaning costs:

1. Request itemized documentation of what they paid for and why 2. Provide your professional cleaning invoice as evidence of the clean 3. If the deduction seems unreasonable, file a dispute with Alberta's Residential Tenancy Dispute Resolution Service (RTDRS) — a free service that resolves these disputes
