How to Vet a Cleaning Company in Calgary: Red Flags and Green Flags

Calgary has dozens of cleaning companies. Some are professional, insured operations with years of history. Others are fly-by-night operations that will take your money and leave your home partially cleaned. Here is how to tell them apart quickly.

Green Flags — Signs of a Professional Calgary Cleaning Company

**Immediately confirms insurance and WCB coverage** A reputable company does not need to look this up or check with someone. They know they are insured and WCB-covered and can state it confidently.

**Has a physical Calgary address** Not just a phone number and a website. A legitimate local business operates from a real address. You can verify it on Google Maps.

**Strong Google reviews with recency and specificity** 4.5+ stars with 50+ reviews, reviews posted consistently in recent months, and specific feedback about individual cleaners or particular qualities. "Great service!" repeated 100 times is less convincing than detailed accounts of real experiences.

**Provides a written quote with a scope** Before you commit, you should receive a written quote that specifies what is included in the service, what is not, and the price. No legitimate cleaning company requires you to commit without a quote.

**Has a clear satisfaction guarantee** "We'll come back and make it right" is a sentence a professional company says without hesitation. The specifics matter: 24-hour reporting window, re-clean or credit offered promptly.

**Consistent staff assignment for recurring clients** Not always guaranteed, but a company that tries to send the same team to recurring clients demonstrates care for quality and client relationships.

Red Flags — Signs to Walk Away

**Cannot confirm insurance immediately** "I think we have insurance" or "let me check on that" is not acceptable. Either they have it or they do not.

**Cash-only payment requirement** Cash-only operations are often tax-avoiding and under-regulated. The ability to pay by card or e-transfer is a basic feature of a legitimate business in 2026.

**Unrealistically low prices** A 3-bedroom house clean cannot legitimately cost $60 in Calgary. Labour alone at Alberta minimum wage for 3 hours of work is $45. Unrealistically low prices indicate: incomplete scope, uninsured staff, or a bait-and-switch.

**No written quote — verbal price only** Verbal prices create room for disputes. If a company will not put the quote in writing, that is deliberate.

**Reviews that look fabricated** Generic five-star reviews with no detail, multiple reviews posted on the same day, or reviewers with no other review history on their profile are indicators of fabricated reviews. Calgary homeowners can spot these patterns.

**Asks for full payment before service** A deposit is reasonable for a new client booking a large job. Full payment in advance before any service has been performed is not standard.

**No way to reach them other than a cell phone number** A legitimate business has a business email, a website, and consistent contact information. A single cell number with no other presence is a risk.
