Move-Out Cleaning Tips to Get Your Full Deposit Back in Calgary

Your Calgary damage deposit is typically one month's rent — $1,500–$2,500 for most apartments and condos. The most common reason tenants lose part of it is inadequate cleaning. These tips, in order of priority, give you the best chance of a full return.

Priority 1: The Oven (Most Common Deduction Cause)

The oven interior is the most-cited reason for move-out cleaning deductions in Alberta. If you do nothing else on this list, clean the oven.

**DIY oven cleaning method:** 1. Remove racks and soak in hot soapy water in the bathtub for 30–60 minutes 2. Apply a generous coat of commercial oven cleaner to the interior walls, floor, and ceiling 3. Leave for the time specified on the product (usually 30 minutes to several hours) 4. Wipe out with paper towels, working from top to bottom 5. Wipe the interior glass door inside and out — this is often forgotten 6. Rinse all surfaces and replace clean, dry racks

**If the oven is significantly built up**: Hiring a professional is worth it for this item alone. A commercial-grade oven cleaning with proper products and technique removes buildup that over-the-counter products cannot.

Priority 2: Bathroom Descaling (Calgary-Specific)

Calgary's hard water creates lime scale on faucets, showerheads, and tile that accumulates over months and years of tenancy. Alberta landlords expect this to be addressed at move-out.

**DIY descaling method:** - Faucets: Soak a cloth in undiluted white vinegar or commercial CLR, wrap around the faucet base, leave 30–60 minutes, scrub with an old toothbrush - Shower glass: Apply CLR or citric acid solution, leave 20 minutes, scrub with non-scratch pad, rinse - Grout: Grout brush with citric acid solution — scrub lines, rinse - Showerhead: Remove and soak in vinegar or CLR for 60 minutes

**The key step most DIY move-outs miss**: Rinse thoroughly after descaling. Residue from descaling products left on fixtures leaves a different type of white film. Full rinse and dry-wipe to finish.

Priority 3: Inside the Refrigerator

Remove all items. Remove every shelf and drawer and wash them separately in the sink with warm soapy water. Wipe the interior walls, ceiling, and floor of the refrigerator with a damp cloth and mild cleaner. Pay special attention to the door seals — run a cloth into the folds of the rubber seal, which traps food particles and can develop mould.

Leave the refrigerator empty and door propped open at the time of inspection. A refrigerator at temperature with the door sealed immediately develops interior odour from any remaining moisture.

Priority 4: Baseboards Throughout

Landlords check baseboards as a proxy for overall cleaning quality. In Calgary, dust and salt accumulate on baseboard surfaces through the winter. Wipe all three surfaces of every baseboard in every room — the top surface, the face, and the junction with the floor. A damp microfibre cloth is more effective than a dry duster.

Priority 5: Inside Closets

Empty all closets completely. Vacuum the floor (including the back corners). Wipe the shelving surfaces and hanging rod. Wipe the interior walls and the door track.

Closets are frequently overlooked in DIY move-out cleaning and frequently inspected by landlords.

Priority 6: Window Tracks

Calgary window tracks accumulate months to years of debris — insect remains, fine Chinook dust, and hard water residue from condensation. Use a small brush or old toothbrush to loosen debris in the track, vacuum, then wipe with a damp cloth.

The DIY vs. Professional Decision

If you have the time, the right products, and the thoroughness to address all of the above — DIY move-out cleaning can meet the required standard. Most people underestimate how long it takes (8–12+ hours for a 3-bedroom home done properly) and overestimate how thoroughly they will do the less pleasant tasks (oven cleaning, grout scrubbing, refrigerator seal cleaning).

Professional move-out cleaning costs $199–$299 for a 2-bedroom Calgary home and comes with a receipt. The receipt is your best protection against any deposit dispute, regardless of whether the landlord ultimately raises any issues.

Frequently Asked Questions

The oven is the single most important item for deposit protection in Calgary. It is the most commonly cited reason for move-out cleaning deductions and the area most tenants leave inadequately cleaned. A properly cleaned oven — including inside walls, racks, and door glass — is the difference between a full deposit return and a deduction in most Calgary rentals.
