Selling a House in Edmonton? The Two Cleans Most Sellers Need

Most Edmonton sellers plan one clean: the one before the listing photos. A sale actually has two. The first makes the house look its best to buyers. The second happens after you have moved out, in the hours before you hand over the keys at noon on possession day, and it is the one people forget until the truck is gone and the house is full of dust outlines, packing tape, and the mark where the fridge stood.

This guide covers both, what Alberta's standard purchase contract does and does not ask of you, and how to keep an occupied house show-ready for the weeks in between.


Why Presentation Matters More Right Now

Edmonton has more homes for sale than it did a year ago. The REALTORS® Association of Edmonton reported 8,052 listings across the Greater Edmonton Area at the end of August 2026, 15.1 percent more than August 2025, while sales were down 9.8 percent year over year. Detached homes averaged 38 days on market.

Two things follow. Buyers have more listings to scroll past, so your photos are competing against more of them. And a typical detached listing now spends more than five weeks being shown, which means the house has to stay ready for a lot longer than one good weekend.

Clean One: Before the Listing Photos

Book the listing clean one to three days before the photographer arrives. Earlier and the dust is back by the shoot; later and you are working around the camera.

A listing clean is a deep clean with a presentation brief. Beyond a top-to-bottom clean of every room, it covers inside the oven and fridge, inside the cabinets (buyers open them), interior windows, baseboards and door frames, descaling of bathroom and kitchen fixtures, and the floors.

What photos catch, and what showings catch

Photos are unforgiving about glass, chrome, and light. Streaked windows, spotted taps, and a cloudy shower door all read on a phone screen even when the rest of the room looks fine. Showings catch what a camera cannot: smell, the inside of the oven and fridge, closet floors, and the basement.

Edmonton adds three of its own:

  • The closed-up house. From October to April most Edmonton homes run with the windows shut. Cooking, pet, and laundry smells settle into soft furnishings and stay. Buyers notice smell in the first few seconds, and you stopped noticing yours a long time ago. Clean the sources — the range hood filter, pet bedding, the laundry room, the garbage area — rather than layering fragrance on top.
  • Window frames in a cold snap. Indoor humidity condenses on cold glass, and by February a lot of Edmonton window sills have water marks or dark spots in the corners of the frame. Buyers and their inspectors look at window frames. Wipe and dry them before the photos, and keep doing it through the listing.
  • The entryway. City sand and gravel come in on every pair of boots all winter, and showings bring a stream of strangers' boots on top of yours. Put a heavy mat outside, a boot tray inside, and see the Edmonton road salt and grit guide for keeping the floors near the door from dulling.

Staying Show-Ready While You Live There

With detached listings averaging 38 days on market, an occupied house needs a plan for the weeks between the listing clean and the sale, not just a strong first day.

What works for most sellers who are still living in the house:

  • Recurring cleaning for the length of the listing. Bi-weekly cleaning keeps bathrooms, kitchen, and floors close to photo condition without costing you every weekend. There is no contract, so it can stop the week the conditions come off.
  • A single clean before an open house or a second showing for a serious buyer, if you would rather not set up recurring service. One-time cleaning is booked per visit, with no subscription.
  • A fifteen-minute reset before every showing. Counters cleared, beds made, toilet lids down, towels straightened, garbage out, entry mat shaken, every light on.

If the house is already empty

Vacant listings have different problems. Cluster flies collect on window sills in an empty house in the fall. Sink traps and basement floor drains that nobody uses can dry out and let sewer smell into the house, so run water into every drain once a week. And dust shows on bare floors in every photo taken in low light. A vacant home usually needs one listing clean and a short touch-up before showings rather than a recurring schedule.

Clean Two: Possession Day

What the contract actually requires

The Alberta Residential Purchase Contract, the standard form for resale homes, commits the seller to two things at handover: vacant possession at 12 noon on Completion Day, and a property in substantially the same condition as when the contract was accepted, with included goods in normal working order.

It does not set a cleaning standard. A buyer who wants one has to write it in. (New homes from a builder are a different contract and usually a "broom clean" standard — see what a new Edmonton build needs before you move in.)

The cleaning holdback

The Alberta Real Estate Association's 2026 clause guide includes a sample "Holdback Clause – Minor" with professional cleaning as its example. Under that kind of term, the seller agrees to have the property, or named parts of it, professionally cleaned by a set date, up to a set cost, and to give the buyer a copy of the paid receipt. The buyer's lawyer holds back an agreed amount from the purchase price until the receipt is provided.

The sample clause leaves blanks for who does the cleaning — the seller's choice, the buyer's choice, or a named company — and the maximum cost. If a buyer asks for this term during negotiation, those two blanks are where a seller has room. Naming the company and the price up front leaves little to argue about later.

If your accepted offer contains one:

  • Finish before Completion Day, not on it. AREA's own guidance is that the deadline for a minor holdback like this should be set no later than completion day wherever possible.
  • Ask for an invoice that shows the property address, the date, and the scope. The receipt is the evidence the clause runs on.
  • Clean what the clause names. A term that says "the oven and all windows" is a different job from one that says "the property."

Even when nothing requires it

A house a family has just moved out of is rarely in the condition the buyer last saw. Furniture leaves dust outlines and scuffs, the fridge and stove come away from the wall, and the garage and basement collect whatever did not fit in the truck. Vacant possession means your belongings are supposed to be gone, so clear those first.

A buyer only gets a walkthrough before possession if the contract gives them one, and AREA's guidance is that without a holdback or condition covering a specific issue, a walkthrough does not let the buyer refuse to close over what they find. So the possession clean is not about leverage. It is about not getting a call from your realtor at ten past noon on the busiest day of your move.

Timing it around the noon handover

The possession clean is a move-out clean, and it needs an empty house. Movers first, then the clean, then the keys.

  • Best: movers the day before possession, the clean that evening or the next morning. We schedule until 11 PM, so a clean can start after the truck pulls away at dinnertime.
  • Workable: movers early on possession morning and a clean straight after, on a condo or small house.
  • Avoid: movers and the clean both crowded into the morning on a three- or four-bedroom house. Noon comes fast.

Completion Day is normally a business day, because lawyers, banks, and the Land Titles office have to be open, but moving day often is not.
